A Complete Guide to Babcock National: Home Types, Amenities, and What Ownership Actually Costs

Babcock National is a gated golf community inside Babcock Ranch, in Punta Gorda, Charlotte County.
The two-layer structure matters. Babcock Ranch is a master-planned town with its own downtown, schools, and commercial district. Babcock National is one gated community within it. Owners belong to both and pay both: community assessments through ICON Management, and town amenities and internet through CCMC.

What Buyers Can Purchase
Five categories, and one persistent piece of misinformation.
Estate Homes
Estate homes are the larger of the two single-family lines. They generally offer larger primary bathrooms and additional pantry and wardrobe space than Executive homes, across a range of floor plans. See Estate homes
Executive Homes
Executive homes are the more compact single-family line, also available in several floor plans. The main practical difference from Estate homes is size. See Executive homes
Luxury Coach Homes
Coach homes are attached homes with their own garage. They sit between a condominium and a single-family home, and they are popular with buyers who want less exterior to look after without moving into a condo. See coach homes
Veranda Condominiums
Verandas have two bedrooms and two baths, with views of Lake Babcock. They are larger than the Terraces, with fewer units per building. This is the option for condominium living with a bit more room and a bit less density. See Veranda condominiums
Terrace Condominiums
Terraces also have two bedrooms and two baths with Lake Babcock views. They are smaller than the Verandas, with more units per complex, and they are typically the most accessible entry point into the community. See Terrace condominiums
Amenities
Babcock National has its own golf, a resort-style pool with a tiki bar, a spa, a fitness center, and dining. The full list is on the Babcock National amenities page.
The second layer makes the amenity picture here different from a standard gated community. Residents also have the town. Downtown Babcock Ranch has restaurants and a regular event calendar, and the trail network connects the neighborhoods to it. Owners have both sets of amenities rather than choosing between them, and they pay for both.
What Ownership Costs in 2026
Here is the full picture from the community’s 2026 fee sheet. Assessments change annually, so buyers should verify current figures for the specific residence and association before writing an offer.
Billed quarterly through ICON Management (due January 1, April 1, July 1, and October 1):
- Master HOA fee plus reserves, all units: $936.69 per quarter
- Single-family lawn care and mulch: $413.54 per quarter for Estate homes, $337.20 per quarter for Executive homes
ICON sends a payment coupon covering the master association and single-family lawn care.
Annual:
- Food minimum: $750 per year, January 1 through December 31
- Social fee: $150 from January 1 through May 31, rising to $250 from June 1 through December 31
At resale:
- Capital contribution to reserves: $3,500
- Resale packet fee: $50
- Estoppel fees: $299 per association, or $418 for a rush estoppel
Other:
- Transponders: $25
- Amenity cards: $25
Billed separately:
- Sub-association assessments. Buyers who purchase a Terrace, Coach, or Veranda residence deal with that sub-association and its management company directly, and should request the current schedule for the specific building. The master fee sheet does not cover it.
- Downtown Babcock Ranch amenities and internet, billed through CCMC.

Babcock National involves three separate billing relationships: ICON for the master association, the sub-association for condominium and coach home owners, and CCMC for town amenities and internet. New owners are routinely surprised by this. It is not a problem, though it is better learned in advance than discovered when a bill arrives from an unfamiliar company.
Renting at Babcock National
Buyers purchasing with any intention of renting the property out should read this section twice, because the rules are specific.
Per the 2026 fee sheet, renters are subject to a minimum 30-day lease, up to 12 times per year.
Each tenancy requires:
- A membership transfer form
- A copy of the lease
- A valid driver’s license
These go to the management office 15 to 30 days before the lease begins.
The timing catches owners. A tenant booked three weeks out with no paperwork filed becomes the owner’s problem, not the tenant’s. It belongs in the process from the first rental.

Getting Around and What Is Nearby
Downtown Babcock Ranch is inside the town, so residents get dining and events without leaving. The trail network connects the neighborhoods, and golf carts are a normal way to move around.
Schools serving the area fall under Charlotte County Public Schools. Property records and tax information run through the Charlotte County Property Appraiser, and county services through Charlotte County government. General information about the town is at babcockranch.com.
How Babcock National Compares to Bonita National
This comes up constantly, mostly because the names are similar enough that people assume the communities are related.
The short version: different cities, different counties, different fee rhythms, and different stages of development. Babcock bills quarterly and Bonita bills annually. Bonita National is essentially finished, while Babcock Ranch is still going up.

What to Check Before Touring a Listing
For every Babcock National property, before a showing:
- Which home line it is, and whether the listing has it right
- Current master assessment and what quarter it is paid through
- Which sub-association the building belongs to, and its current assessment
- What is owed at closing: capital contribution, resale packet, estoppel
- Whether the rental history, if any, was properly documented
None of that is glamorous, but it is the difference between a clean closing and a surprise.
